When looking to let a property, there are a couple of ways that landlords can advertise on popular sites such as Rightmove and Zoopla:
High Street Estate Agent
A landlord can contact a High Street Estate Agent and ask them to advertise the property as a rental. This would include uploading the property onto Rightmove and Zoopla.
The great thing about High Street Agents is that landlords can have a face to face discussion with somebody about their wants and needs. The fee can be personalised based on what the agent can provide within these parameters. This also means that an agent will usually show potential tenants around the property is the landlord is unable or unwilling to do so, which saves time and effort for the landlord.
Generally, the fees are steep for a High Street Estate Agency, however, so might not be a plausible option for every landlord, as a means to advertise their property on Rightmove or Zoopla.
These are much cheaper than High Street Estate Agents and can generally be considered more time-efficient. No meetings need to be scheduled or fees paid for, so the landlord generally gets a great deal.
The property tends to be uploaded to sites like Rightmove and Zoopla (and often several others, with some companies offering advertisement on over 100 similar sites) within 24-48 hours after the property has been submitted.
Most of the online agents estimate that the landlord will have a tenant within three months. Prices range from around £40 to £100+, depending on the company and the package deal chosen. Some companies even offer a 24/7 enquiry service for landlords and tenants, whereas High Street Estate Agents tend only to offer opening hours (typically 9-6, Monday to Friday).
While some landlords might be nervous about using such companies, most reviews outline a positive experience. These sites are becoming increasingly popular, with some sites having worked with over 200,000 landlords in the past three years.
The downside is that the property won’t be advertised in the High Street Estate Agent window or website, which may mean that certain types of tenant are missed.
Of course, the decision comes down to the landlord about which method to use to advertise on Rightmove or Zoopla. As these websites are so popular, the general consensus is that landlords should advertise on these sites, and fortunately doing so couldn’t be easier!
